1Getting your property ready

We know that people normally decide on property in the first 30 seconds of entering a property. Therefore its important to get the property ready to show in the best possible light.

  • Don’t overlook any flaws, try to resolve or fix them before hand
  • Get rid of anything that is not essential
  • Keep the décor neutral
  • Fresh paint work on the inside and out helps keep the property fresh

Get Simple Estate Agents to give you a rental appraisal

2Find your tenants

Once you have instructed us to market your property we will get all your ID documents and forms signed, arrange or collect all relevant certificates and take your property photos. We will start by emailing and SMS all prospective tenants that match your property and then follow up by making phone calls to arrange viewings.

3Getting all the paperwork done

Once a tenant is found we will take a reservation payment to show their interest and then start taking their references.

At this stage we call this let agreed and once the reference are all back we will draw up the tenancy agreement which will be sent out to you to sign via email.

Once all contracts are signed and the tenants have paid the balance we are a time for the tenants to meet the inventory clerk on the day of check in.

4Move in day

On the day of moving the clerk will do the inventory and get this digitally signed by the tenants, which you will you received a copy via email. Keys will be handed over and the funds will transferred over to the next day and a statement of accounts emailed to you.
