Deposit Protection Fee (available on Management and Management Plus only) £42 (inclusive of VAT)

Register landlord and tenants details and protect the security deposit with a government authorised scheme. Providing the tenant with the deposit certificate and prescribed information within 30 days of the tenancy start date.

Check in and check out contribution £135 (no VAT)

We take £135 which will contribute towards paying the inventory clerk to create and conduct both check in and check out reports. This is held in separate client account fund and paid accordingly to the clerk.

Arrangement of maintenance works

Simple Estate Agents will not charge landlords any fee to arrange for works to be carried out but we will reserve the right to charge our contractor’s commission for any works carried out on their invoice. These charges could be between 5% to 25%.

Renewal Fees (only on tenant find)

Simple Estate Agent will charge the landlord upon the renewal date of the contract a renewal fee of 1% plus VAT (1.2%) below the previous year charges for the next 12 months. And on the third anniversary charge 1% plus VAT (1.2%) below the second year renewal charge for the next 12 months. This is irrespective if Simple Estate Agents are involved in the renewal process.
Eg.:
Year one 6% plus VAT (7.2%), Year Two 5% plus VAT (6%), Year Three 4% plus VAT (4.8%)
